P - Get estimates and make plan to stop leaks in buildings.
The leaks have been going on for years. Especially when it rains there is water all over the floors and walls of our garages. Also I-beams are rusting in some buildings.
Decks info is background for board only.
Alum Wiring slides are for board to see if this describes our plan and then could be made available to owners if agreed on. Must start soon or will get even more expensive! Hall plugs were all changed a few years ago but coalar not alumicon was used.
Sometimes known as a day porter. There is lots of small stuff to do on the property! Michael, our maintenance person years ago, took care of it all. Hiring a person for regular upkeep might save time and money?
This draft is what I understand to be the plan for owner leaks decided on at the Dec meeting. Is it correct? Is it what we want to say? Is the attorney ok with it? I think the information should go in the handbook and on the portal once we’re sure.

We've had the meeting at Willow Brook School some years and also at the J --both across the street.
This information is needed for owners who need plumbing done! Includes notices to post in buildings. Maybe add link in handbook? In Reno info? On portal?
Bill L., Paul the plumber, and another owner worked on this some years ago. There is still a little to do to finalize and approve it.

Here is the version I've been working on. It shows all the changes I've made so when board works on it, changes will be clear and easy to discuss.
We were having trouble with damage and security with owners moving in and moving out (MIMO) and renovating. The Welcome Committee and an owner who was a graphic designer put this together around 2017-18. There was no problem addding the $300 at closing and refunding it after moving.
We also should address our disclosure process (HomeWise) to see if they have been given all the correct information.
We also should clarify our Architectural requirements.
If we are not going to use this, we need to decide on a process and all use it so we can be clear about appropriate ways to charge for damage, the $300 deposit, and several other questions MIMO owners have.
Or does AJP have a process we need to switch to?
C - Encourage transparency and community awareness by creating a Communications Committee for website and newsletter
Or a Newsletter committee. Here are examples from other associations and a draft charter for us to start with.
Or a new Website. This Wix site is available if we want to transfer the domain. Or we could edit and use this www.workingon.net site and change its domain name. Keeping this one updated is easy to learn how to do.

Directory has incorrect information.
Maybe AJP has a plan for correcting? Could director in each building help?
