—BEFORE YOU MOVE—
1. Please call the management company now! Leave your phone number and moving date so they can provide you with information and have the elevator pads hung.
2. You are financially responsible for any damages to common elements such as walls, floors, lights, carpets, door frames and elevators. Please convey these policies to your movers, contractors and others working with you.
3. If you are planning renovations in your unit, please see our Renovations Policies on the next page and in your Manor Handbook for details.
4. Direct TV is wired through our buildings. No dishes, antennas or cables may be affixed to the exterior of our buildings. You are free to use any cable provider you choose. Please contact your provider for more information.
—MOVING—
1. Meeting. Meet with the Building Director to review the procedures and look over the area before and after the move. If there is no damage, he/she will contact our management company and request that your $300 deposit be returned. Should damage occur, the cost of repair will be deducted from your deposit and the remainder will be returned.
2. Entry Doors. We maintain secure buildings; therefore, you may not prop building doors open. Please stay at the door, provide workers a temporary key or use the intercom system.
3. The Elevator. There is only one elevator in each building. We prefer you use the side doors and stairwells for moving furniture whenever possible. Please be considerate of neighbors and make sure the elevator remains available to other owners.
4. Dryers. St. Louis County code requires the use of either a ventless dryer or that your dryer is vented to the outside. If you have laundry facilities, please make sure the dryer vent form is properly filled out for our records.
5. Trash.
You may not use our dumpsters for disposing of large amounts of trash or recycling. Our trash hauling charge is based on the current needs of our owners, and we are charged extra for trash stacked above the top level of the dumpsters.
No debris (dry wall, wood, etc.) waste materials, appliances or furniture may be left in our trash rooms, trash bin, trash shed, recycle bin or recycle area. Please have your contractor dispose of this material off site.
Cardboard boxes must be broken down to put in the recycle bins. If bins are full, please keep items for the next day.
Recyclable materials do not belong in the building trash rooms.
Some owners choose to rent a dumpster to accommodate large amounts of trash. A dumpster may be parked on the south lot near the courtyard (see map). No other area may be used due to fire department requirements.

—RENOVATIONS AND REPAIRS—

Changes to your property that affect the structure, structural integrity or aesthetics of other units or common elements are not allowed.
The Architectural Improvement Request Form is found on the Portal and used to determine acceptability of changes to your unit that alters the exterior of your condo. Allow 30 days.
Permits. Some interior construction must be permitted through St. Louis County. Permits are required for washer/dryer hookups and various types of electrical, plumbing, HVAC or mechanical work. Please make permits available for inspection by the building’s director or the management company.
Insurance. You must provide adequate builders risk insurance to cover yourself and any subcontractors for any damage you or they might cause to the property.
If you need to turn off water to your unit at the valve in the garage, other units will be affected. Therefore, at least 48 hours before a water shut off, please contact the management company so they can inform owners that their water will be turned off. Location of shutoff valves is available from the management company.
Truss Uplift. If your unit is on the top floor and you are correcting issues with gaps where ceilings meet walls, the problem might be Truss Uplift. The problem can be improved with crown molding attached to the ceilings but not to the walls. More information may be found here.
