[Board meetings are held in the gazebo May through September with Zoom access for owners who choose to participate virtually and on Zoom only for the rest of the year. If you would like to observe a board meeting, please email Adam to receive the Zoom link. To make a comment or ask a general question, Adam will add you to the open forum list.]
Suggested agenda items may be submitted by the board by email no later than [10] days before the meeting. The president, in consultation with the community manager, will finalize the agenda.

an agenda for the meeting
information gathered by the management company [or committees?] to support agenda items and inform decision making,
the full financial report which will be found on the portal.
Unless open discussion or debate is called for by the president or meeting chair, all Board members will request the floor with a raised hand to make comments or ask questions. Any disruption of the meeting or violation of the [civility principles or pledge] by either Board members or observers will be pointed out and noted by [??the secretary (or who)??]. Three disruptions will result in a request to leave the meeting.
Owner Open Forum. A 20 minute open forum will begin at 7 o’clock p.m. at the beginning of each board meeting. Any owner or resident who would like to make a comment or ask a question will have up to three minutes to speak. Due to time constraints and the need to make sure all responses are correct, questions and comments will be noted in the minutes and addressed at subsequent board meetings. Responses will be found in minutes or on the website or by phone communication.
After the open forum, owners and residents may observe but not participate in the board meeting.
